Title deed and mortgage deeds – what does it cost?
When you buy a house you must apply for title registration (lagfart) with Lantmäteriet. Stamp duty is 1.5 percent for private individuals and 4.25 percent for legal entities, plus an administrative fee of 825 kronor. The duty is calculated on the purchase price or the assessed value of the previous year – whichever is higher – rounded down to the nearest thousand kronor.
For the bank to obtain security in the property, mortgage deeds (pantbrev) are issued through registration. Here the stamp duty is 2 percent of the mortgaged amount plus 375 kronor per registration. Mortgage deeds already registered on the property transfer with the purchase and can be reused – you only pay for the part of the loan that lacks deeds.
If you buy a condominium (bostadsrätt) there is neither title registration nor mortgage deeds – you own a share in the association, which may instead charge transfer and pledging fees. Inheritance, gifts and division of property follow different stamp duty rules.
