Title deed and mortgage deeds – what does it cost?

When you buy a house you must apply for title registration (lagfart) with Lantmäteriet. Stamp duty is 1.5 percent for private individuals and 4.25 percent for legal entities, plus an administrative fee of 825 kronor. The duty is calculated on the purchase price or the assessed value of the previous year – whichever is higher – rounded down to the nearest thousand kronor.

For the bank to obtain security in the property, mortgage deeds (pantbrev) are issued through registration. Here the stamp duty is 2 percent of the mortgaged amount plus 375 kronor per registration. Mortgage deeds already registered on the property transfer with the purchase and can be reused – you only pay for the part of the loan that lacks deeds.

If you buy a condominium (bostadsrätt) there is neither title registration nor mortgage deeds – you own a share in the association, which may instead charge transfer and pledging fees. Inheritance, gifts and division of property follow different stamp duty rules.

What does the Swedish title registration (lagfart) cost?

Stamp duty for title registration is 1.5 percent for private individuals and 4.25 percent for legal entities, plus an administrative fee of 825 kronor. On a purchase of 3,500,000 kronor the duty is 52,500 kronor and the total 53,325 kronor.

What does a mortgage deed (pantbrev) cost?

Stamp duty on a new registration is 2 percent of the amount plus 375 kronor per registration. If you need new deeds of 1,475,000 kronor the duty is 29,500 kronor plus the fee, i.e. 29,875 kronor.

Is the stamp duty based on the purchase price or the assessed value?

On the higher of the purchase price and the assessed value of the year before title is granted, rounded down to the nearest thousand kronor. In almost all open-market purchases the purchase price is the higher one and becomes the base.

Do condominiums have title deeds and mortgage deeds?

No. A bostadsrätt is a share in an association and not real property, so neither lagfart nor pantbrev exists and no stamp duty is charged. The association may instead charge transfer and pledging fees.
